Kenswick Forest is an extension to the original Kenswick subdivision, established in the early 70’s. Kenswick Forest is located off Highway 59 North and FM 1960, just north of Bush Intercontinental Airport. Kenswick Forest, with over 160 residential homes in its 5 sections, began developing in the early 2000’s and continues to grow with new and recent construction.
Developer, KB Homes, offers new 1 and 2 story homes ranging from 1,067 sf to 2,929 sf. Existing homes in the subdivision range from one-story starter homes just over 1,000 square feet to larger family homes with over 3,500 square feet. Kenswick Forest is bordered by the neighboring subdivisions of Kenswick Subdivision, Kenswick Glen, Kenswick Meadows, Foxwood, Villas of Foxbrick, Saddle Ridge, Mill Creek, Amberwood, and Deerbrook Estates.
Kenswick residents are zoned to Aldine ISD Schools. There are area houses of worship in many denominations. Neighborhood amenities include an area swimming pool and playground equipment, and sidewalks. Deerbrook Mall, local shopping, dining, and entertainment are close at hand along FM 1960 and the Highway 59 corridor.
Kenswick Forest is a deed-restricted community. Kenswick Forest HOA, Inc. is professionally managed by Principal Management Group of Houston (PMG), and community documents are available on the PMG website. Water service is provided by Harris County MUD #26.
Other new Kenswick subdivisions adjacent to Kenswick Forest under development are Kenswick Glen and Kenswick Meadows. Kenswick Glen, which offers new and recent construction homes in the low to mid $100,000’s, adds an additional 140 single family residential homes and lots to the area. New construction developer, D. R. Horton, offers 1 and 2 story homes ranging from 1,144 sf to 2,426 sf.
Kenswick Meadows offers new and recent construction homes from $96,000 to $166,000, and adds an additional 400 single family residential homes and lots to the area. New construction developers, Royce Builders and CastleRock Communities, offer 1 and 2 story homes ranging from 981 sf to 2,790 sf.

When you were searching for homes in Houston, maybe you didn’t realize that you were viewing a limited number of listings on nationally-know web sites like Google, Zillow, or Yahoo, but a recent survey suggests just that. The WAV group studied “advertising web sites” and found that many lacked the most up-to-date listing information, with some sites missing between 31% and 64% of the listings, according to their survey results as reported in TexasRealtor Magazine.
Today’s Houston real estate asking prices are derived from local market conditions based on comparable sales prices paid by home buyers in a particular neighborhood. Despite recent sales volume declines, prices are holding steady across Houston. While that may not be true for all Houston area neighborhoods, there hasn’t been an overall 15% drop in Houston home values. The housing supply is growing — tending to favor home buyers — but it hasn’t increased enough to force home sellers into large double-digit price reductions.
Hurricane Ike’s impact on local housing sales was dramatic — power outages and property damages forced the postponement of real estate closings across the area. Houston’s residential real estate housing market sales were down significantly in September 2008 with a year-to-year sales decline of 29.5% — the lowest September sales volume in years. Nationally, sales for existing homes were up 5.57% in September.
Markets across the US experienced home price declines of up to 20% or more, while Houston’s median home price for existing single-family housing made modest gains throughout the current year. In September, the median price increased again — jumping 5% in year-to-year comparisons from $150,000 to $157,500. For the US market, the median home price declined 9.0% from $210,500 to $191,600 in year-to-year comparisons.
