Recent years finds the NE Houston area around Lake Houston booming with new communities and subdivisions – all part of an estimated 12,000 additional homes to be added by 2012. Amid this new development is Audubon Park Subdivision, located just northeast of the Sam Houston Parkway and Highway 59, off Greens Road and Mesa Drive. Established with homes primarily built in the 1970’s and 1980’s, additional new homes were built in the past few years. There are currently over 800 homes in the subdivision.
Audubon Park homes range in size from 900 sf to 2300 sf, with resales generally ranging from $55,000 to $140,000. About 20% of the homes are non-owner-occupied, with lease rates ranging from $500 to $1200 per month. Audubon Park is surrounded by neighboring subdivisions of Fall Creek, Eastex Oaks Village, Timberwood, North Belt Forest, and Canyon Village at Park Lakes.
Audubon Park is a deed‑restricted community, with the Audubon Park Community Association professionally-managed by Custom Management Services in Humble, Texas. Homeowners in the community are developing their own web site to share community news and information. Neighborhood documents are currently available through the manager, or through the Harris County property records. Water service is provided by the El Dorado utility district. Trash service is provided by Waste Management.
Audubon Park residents are zoned to Humble Independent School District. Neighborhood amenities include a community swimming pool with playground equipment, tennis courts and open recreation area. There are area houses of worship in many denominations. Shopping, dining, and entertainment are close at hand along the Highway 59 and Beltway 8 corridor.

During the last 12 quarters ending December 2006, the median sales price per square foot decreased 2.8% from $49.48 in 1st quarter 2004 to $48.10 per square foot in 4th quarter 2006. The sales average for the three year period was 9.25 homes sold per quarter.
During the past three sales years, the highest median per square foot price was recorded during the 2nd quarter of 2005 — a high of $62.27 per square foot.
Quarterly sales numbers provide a view of seasonal variations as well as year-to-year changes in the sales price per square foot. Audubon Park subdivision averages about 2 to 4 closed sales per month — the small number of sales affects the price per square foot calculation, reducing the effectiveness of the adjacent chart in illustrating price trends.

When you were searching for homes in Houston, maybe you didn’t realize that you were viewing a limited number of listings on nationally-know web sites like Google, Zillow, or Yahoo, but a recent survey suggests just that. The WAV group studied “advertising web sites” and found that many lacked the most up-to-date listing information, with some sites missing between 31% and 64% of the listings, according to their survey results as reported in TexasRealtor Magazine.
Today’s Houston real estate asking prices are derived from local market conditions based on comparable sales prices paid by home buyers in a particular neighborhood. Despite recent sales volume declines, prices are holding steady across Houston. While that may not be true for all Houston area neighborhoods, there hasn’t been an overall 15% drop in Houston home values. The housing supply is growing — tending to favor home buyers — but it hasn’t increased enough to force home sellers into large double-digit price reductions.
Hurricane Ike’s impact on local housing sales was dramatic — power outages and property damages forced the postponement of real estate closings across the area. Houston’s residential real estate housing market sales were down significantly in September 2008 with a year-to-year sales decline of 29.5% — the lowest September sales volume in years. Nationally, sales for existing homes were up 5.57% in September.
Markets across the US experienced home price declines of up to 20% or more, while Houston’s median home price for existing single-family housing made modest gains throughout the current year. In September, the median price increased again — jumping 5% in year-to-year comparisons from $150,000 to $157,500. For the US market, the median home price declined 9.0% from $210,500 to $191,600 in year-to-year comparisons.
