Greentree Village is one of the original villages of Kingwood established in the early 70’s. Greentree Village is located in the piney woods of Kingwood in NE Houston, on the north end of West Lake Houston Parkway at North Park Drive. The subdivision includes over 1,700 homes in its 9 residential sections. Homes in Sections 1 through 7 were built between the late 70’s and early 90’s. Homes in Section 8, also known as Greentree Village Manor, were built in the early 2000’s. Resale home prices generally range from the low $200’s to the mid $300’s. Greentree Village is bordered by neighboring Oak Manor subdivision, and the Kingwood Villages of Kings Crossing, Sand Creek, Riverchase, and Mills Branch.

Well‑kept homes and manicured lawns define the “Livable Forest” of Kingwood’s many villages. Greentree Village is convenient to all Kingwood shopping areas and to Kings Crossing Town Center, a picturesque local gathering spot of commercial and retail businesses.

Greentree Village is a deed‑restricted community, with active community and trail associations managed by Sterling Association Services, Inc. and Kingwood Service Association (KSA). Neighborhood documents are available online for both the Greentree Village Community Association (residents only) and the Greentree-Sand Creek Trails Association (available to the public). Water service is through the City of Houston. Trash service is provided by WCA Waste Corporation.

Greentree Village residents are zoned to Humble Independent School District. Neighborhood amenities include a Community Room and swimming pool, several local parks, sidewalks, green reserves and more than 74 miles of Kingwood area greenbelt trails. There are area houses of worship in many denominations. Shopping, dining, and entertainment are close at hand along Kingwood Drive, FM 1960, and the Highway 59 corridor.

During the past three sales years, the highest median per square foot price was recorded during the 4th quarter of 2006 — a high of $67.94 per square foot.

Quarterly sales numbers provide a view of seasonal variations as well as year-to-year changes in the sales price per square foot. The median sales price per square foot in Greentree Village has remained relatively stable and growing during recent years.

Why should I pay asking price if the housing market has dropped 15%

Today’s Houston real estate asking prices are derived from local market conditions based on comparable sales prices paid by home buyers in a particular neighborhood. Despite recent sales volume declines, prices are holding steady across Houston. While that may not be true for all Houston area neighborhoods, there hasn’t been an overall 15% drop in Houston home values. The housing supply is growing — tending to favor home buyers — but it hasn’t increased enough to force home sellers into large double-digit price reductions.

September 2008: Home sales down dramatically as Houston recovers from Hurricane Ike

Hurricane Ike’s impact on local housing sales was dramatic — power outages and property damages forced the postponement of real estate closings across the area. Houston’s residential real estate housing market sales were down significantly in September 2008 with a year-to-year sales decline of 29.5% — the lowest September sales volume in years. Nationally, sales for existing homes were up 5.57% in September.

Markets across the US experienced home price declines of up to 20% or more, while Houston’s median home price for existing single-family housing made modest gains throughout the current year. In September, the median price increased again — jumping 5% in year-to-year comparisons from $150,000 to $157,500. For the US market, the median home price declined 9.0% from $210,500 to $191,600 in year-to-year comparisons.
