Woodspring Forest is a recent neighborhood of more than 200 homes on Kingwood’s northeastern edge, offering new construction from Pulte Homes ranging from $145,000 to $180,000, and resale homes from the $120’s to $180’s. The subdivision, begun in 2003, is located at the intersection of Mills Branch Drive and Northpark Drive, in the piney woods of NE Houston at the edge of Harris County. Like Kingwood, this area was annexed into the City of Houston with city water, trash, and emergency services.
Skymark and Pulte Homes are developing the subdivision in three sections. Neighborhood amenities include Humble ISD Schools, sidewalks, a community recreation center with a pool, playground and park area, and access to the more than 74 miles of Kingwood area greenbelt trails. Woodspring Forest is surrounded by neighboring Kingwood Villages of Greentree, Mills Branch, and Mills Creek (Woodstream), and the subdivisions Dunnam Place and Oak Manor. Homes are attractively landscaped and well‑kept.
Woodspring Forest is a deed‑restricted community. Homeowners are members of the Mills Branch Forest Homeowners Association, professionally managed by Principal Management Group. Homeowners are developing an unofficial community web site to share news and information. There are area houses of worship in many denominations. A planned community of more than 250 homes when completed, Woodspring Forest is convenient to all of Kingwood and Humble shopping areas, commercial, and retail businesses along the 1960 and Highway 59 corridor.

During the last 12 quarters ending December 2006, the median sales price per square foot decreased 5.1% from $63.26 in 1st quarter 2004 to $60.04 per square foot in 4th quarter 2006. The sales average for the three year period was 2.5 homes sold per quarter.
During the past three sales years, the highest median per square foot price was recorded during the 2nd quarter of 2006 — a high of $73.99 per square foot.
Quarterly sales numbers provide a view of seasonal variations as well as year-to-year changes in the sales price per square foot. Woodspring Forest averages about 1 to 2 closed sales per month — the small number of sales affects the price per square foot calculation, reducing the effectiveness of the adjacent chart in illustrating price trends.

When you were searching for homes in Houston, maybe you didn’t realize that you were viewing a limited number of listings on nationally-know web sites like Google, Zillow, or Yahoo, but a recent survey suggests just that. The WAV group studied “advertising web sites” and found that many lacked the most up-to-date listing information, with some sites missing between 31% and 64% of the listings, according to their survey results as reported in TexasRealtor Magazine.
Today’s Houston real estate asking prices are derived from local market conditions based on comparable sales prices paid by home buyers in a particular neighborhood. Despite recent sales volume declines, prices are holding steady across Houston. While that may not be true for all Houston area neighborhoods, there hasn’t been an overall 15% drop in Houston home values. The housing supply is growing — tending to favor home buyers — but it hasn’t increased enough to force home sellers into large double-digit price reductions.
Hurricane Ike’s impact on local housing sales was dramatic — power outages and property damages forced the postponement of real estate closings across the area. Houston’s residential real estate housing market sales were down significantly in September 2008 with a year-to-year sales decline of 29.5% — the lowest September sales volume in years. Nationally, sales for existing homes were up 5.57% in September.
Markets across the US experienced home price declines of up to 20% or more, while Houston’s median home price for existing single-family housing made modest gains throughout the current year. In September, the median price increased again — jumping 5% in year-to-year comparisons from $150,000 to $157,500. For the US market, the median home price declined 9.0% from $210,500 to $191,600 in year-to-year comparisons.
