Recent years finds the NE Houston area around Lake Houston booming with new communities and subdivisions; all part of an estimated 12,000 additional homes to be added by 2012. Amid this new development is the established subdivision of Timberhills, located in northeast Houston off Sam Houston Parkway East and Ralston Road. Existing homes were primarily built in the late 1970’s and 1980’s, with additional new homes built in the past few years. There are currently over 475 homes in the subdivision.

Timberhills homes range in size from approximately 950 sf to 2500 sf, with resales generally ranging from the $60’s to $120’s. About 20% of the homes are non-owner-occupied, with lease rates ranging from $750 to $1200 per month. Timberhills is surrounded by neighboring subdivisions of Sunset Ridge, Sunset Ridge West, Canyon Gate at Park Lakes, Eagle Creek, and Fall Creek.

Timberhills is a deed‑restricted community, with Timberhills Homeowners Association professionally-managed by Community Asset Management, Inc. A homeowners association web site is being developed to share community news, information, and provide neighborhood documents.

Timberhills residents are zoned to Humble Independent School District. Neighborhood amenities include sidewalks, a community swimming pool with playground equipment, and open recreation area. There are area houses of worship in many denominations. Shopping, dining, and entertainment are close at hand along the Highway 59 and Beltway 8 corridor.

During the last 12 quarters ending December 2007, the median sales price per square foot decreased 7.5% from $68.00 in 1st quarter 2005 to $62.90 per square foot in 4th quarter 2007. The sales average for the three year period was 5.83 homes sold per quarter.

During the past three sales years, the highest median per square foot price was recorded during the 3rd quarter of 2006 — a high of $78.38 per square foot.

Quarterly sales numbers provide a view of seasonal variations as well as year-to-year changes in the sales price per square foot. Timberhills subdivision averages about 1 to 2 closed sales per month — the small number of sales affects the price per square foot calculation, reducing the effectiveness of the adjacent chart in illustrating price trends.

Why should I pay asking price if the housing market has dropped 15%

Today’s Houston real estate asking prices are derived from local market conditions based on comparable sales prices paid by home buyers in a particular neighborhood. Despite recent sales volume declines, prices are holding steady across Houston. While that may not be true for all Houston area neighborhoods, there hasn’t been an overall 15% drop in Houston home values. The housing supply is growing — tending to favor home buyers — but it hasn’t increased enough to force home sellers into large double-digit price reductions.

Do Realtors share blame for mortgage mess?

A Houston Chronicle Real Estate discussion posted a few weeks ago asked if Realtors share blame for the mortgage crisis unwinding across the country. Citing dual-licensed Realtors (those holding real estate and mortgage brokers licenses) as part of the problem, some forum participants pointed to the potential conflict of interest between real estate and mortgage brokerage as a reason for the mortgage crisis, while others stated that dual-licensed Realtors couldn’t adequately perform both jobs as agent and mortgage broker. Both could be valid points — yet, the number of Realtors holding a both a real estate and mortgage license isn’t large enough to have contributed to the mortgage crisis in a significant way.

June 2008: Houston median house price buoyant despite slower sales

While most housing market indicators have been tracking negative for months, Houston’s median home price for existing single-family housing is positively buoyant despite steady declines in sale volumes in recent months — the median price increased 1.5% in June 2008 when compared to last year. Houston’s residential real estate housing market sales were lower again in June 2008 with a year-to-year sales decline of 15.1% — the slowest June sales volume since 2004. Nationally, sales were down 15.5%. Sales declines were across most property and price classes with the single largest declines in homes priced between $80,000 and $200,000. Pending sales were down over 20% indicating that sales declines will continue. Inventory supply and DOM are up almost 10% in year-to-year comparisons.
